Landlords are legally required to obtain a gas safety certificate every 12 months for every rental property they own. Homeowners are not legally required to have one, but it is strongly recommended when buying or selling a property or for general peace of mind.
If a gas appliance fails a safety inspection, the engineer will advise you of the specific defect found and the risk it poses. In the most serious cases — where the appliance is deemed immediately dangerous — the engineer is required to disconnect it and advise you not to use it until it has been repaired or replaced. In less serious cases, the engineer will issue a notice of the defect and advise on the remedial work required.
